Inventory is increasing!  A quick look at the numbers from last week (and the previous couple weeks) shows that we have been listing quite a few homes for sale.  Just last week 73 homes were added to that list.  With last week’s 26 previously listed homes returning to the market we have a pretty impressive number.

Sales numbers were up also, just slightly less than the new offerings.  Last week 81 homes were sold, up from the 68 the week before.  Price adjustments seem to be right in line with recent numbers also.

Numbers, numbers, …

Yes, real Estate is a business of Numbers.  How are prices changing: up or down, how much, how quickly?  What are interest rates: what are the requirements, what changes are expected?  How is the market responding: sales increasing or decreasing; are new listings keeping up with demand, or surpassing it?  How is all this affecting the listing price?

All very good questions.  None have definite answers (sorry, my crystal ball is not working).  We can make educated estimates based on history and current trends.  That is why I share the Yuba-Sutter stats each week (pardon the few misses).  Below you will see the stats for all of March for our area.  We are here to help you translate that data.

I believe information is power and misinformation is dangerous.  We think the better informed all of us are, the better equipped we are to control our own destinies!  After all, is not providing for yourself and your family one of your MAJOR priorities?

90 Homes SOLD!

Can you believe that?  There were actually 90 homes in the Yuba-Sutter Colusa area the were placed  under contract last week alone.  Was your dream home among them?

While it looks like we listed almost as many as we sold, the past few week’s numbers were just the opposite.  Over the past 2 months in general it all averaged out about the same as the time period around the holidays.

The market in general continues to slowly recover.  Neighborhoods are coming back.  Jobs and income are coming back.  NOW is the time to take action.

Sales and New Listings continue …

This week’s numbers: As you can see from the chart below we continue to list about the same number of homes as we sell each week.  This trend has been rather consistent for the last year.  Dare we say it is the new “norm”?

Good news for buyers?  In the old way of thinking a decreased inventory would mean an increase in prices.  We are not seeing that of late.  Selling price seems to have leveled out.  Interest rates are expected to raise however, so time is still important.

Good news for sellers?  For those looking to sell their home it means there are buyers out there working from a limited inventory.  While selection remains varied, buyers are not making unreasonable demands.
