Short Inventory Remains the Story for Yuba Sutter Real Estate

Once again we listed slightly more homes than we sold, but the margin is low.  Median price remains about the same.  Although these numbers are slightly lower than we might like, the fact that they are consistent is encouraging.  A gradual, consistent growth is more likely to sustain itself.

There may be some more good news coming also.  The fed and FHA are talking of easing time restraints for people who have suffered catastrophic loss but otherwise have maintained good credit profiles.  I will do more research on this and report my findings here.

Prices seem to be stabilizing, and interest rates have not changed significantly in recent weeks.  That means this is an excellent time to buy.  And since more buyers are available, it is also a very good time to sell!

Looking at the chart above, it does indeed look like the asking prices have gone higher than the buyers are willing to pay.  We see this as encouraging.  It means that the likelyhood of run-away overpricing is being kept in check this time.

So… Mr. & Mrs. (and Ms. & Miss) buyer.  You still have a GREAT OPPORTUNITY!  Now is the time to buy; before interest rates go up more.  And go up they will.

How much would an increased interest rate hurt your buying power?  Of course that depends upon your situation, but we have had many buyers need to drop the shopping price for their new home by $25,000 to $45,000 dollars!  That’s a lot of house!

Here’s an example for you.  Let’s say you are purchasing a home for $175,000 (a pretty realistic number today).  We’ll assume you have the 5% down payment, and can cover the closing costs.  Here are a couple quick numbers for comparison showing the interest rate , the monthly payment (P & I only) and the interest paid over the life of the loan.

It looks like we are continuing to gain inventory.  Although sales kept pace with listings  last week we listed many more than we sold 2 weeks ago.  A glance at the chart below and it looks like our sales numbers were down.  While true on the surface, if we factor in the holidays our total activity (both sales and new listings) were on par with recent history.

Good News for Buyers

It looks like we are slowly gaining a little inventory.  Once again we sold fewer than we brought to market.  As you can see from the chart below we sold 46 homes while making 63 available for sale.  This should help in two major ways.

1.  Buyers will now have a greater choice of features and locals to choose from.
2. Buyers who do not have large downs (making them able to offer over appraisal value) will have more opportunity.

Does this mean we are going back to a buyer’s market.  Not yet for sure, and I don’t see that in the foreseeable future.  We still have a number of bank-owned homes that need to be sold.

I do think it might help regulate the rate of price increases.  We are all for getting prices back to where they should be; a sound value that is supportable by the community.
