Last Week’s Real Estate Activity in Yuba-Sutter

This week’s stats are a perfect example of how misreading the numbers can say something so different from the actual facts!  At first glance it looks like we listed slightly more homes than we sold (e.g. 38 listed and 36 sold).  The reality is that we did much better than that!

If we add the number of Newly Listed to the Back on the Market we see that 55 homes actually became available for sale.  And the number sold are actually homes that closed; homes that were under contract from weeks past.

For our purposes the numbers we compare are the number of new listings added to the homes returning to the market vs. the homes being placed under contract.  Using these figures we see that 55 homes were offered for sale and 47 homes were sold (placed into contract).

Who do You Know…

The trend continues.  88 homes closed while only 80 new listing were taken!  We have buyers that have no homes to look at.  And our team is not alone in this.  Many agents (all active agents) are experiencing the same problem.

As you can see looking at the stats above, if we figure in the homes going into contract and the homes returning to the market, we are barely (or not quite) staying even.  Like most things, the shortage is causing a price increase.

The fantastic interest rates are beginning to creep up also.  That means more buyers need to buy NOW, before they are priced out of the market.  But there’s little for them to choose from, soooo…

Notice of Public Comment Period

The Sacramento Area Council of Governments (SACOG) just announced it will open the public comment period.  This council (to which our counties belong) is largely responsible for the infrastructure in the valley.  To read the actual notice click HERE.

This group is responsible for things like future transportation, over-all planning and development, bringing in industry and jobs, etc.  If you live in this area, their decisions affect your daily life.

Real Estate in Yuba-Sutter last week

Fifty-two (52) homes were added to the MLS in the Yuba-Sutter area last week (view them by clicking HERE).  Ten of them have been sold already!  In addition 26 previously listed homes were placed back onto the market, and 7 of them are also sold.

Sixteen (16) homes that are currently listed had their asking price adjusted; 14 of those were lowered, 2 prices increased!  Fifty-two (52) homes were sold during this same period and twenty-six (26) homes that were under contract closed!
